The properties below are shown in the order they will be offered at auction.

Terms of Sale on all Properties: An earnest money deposit of 10% or $2,000., whichever is greater, will be required on each property purchased with the balance due at closing in 45 days. Title will be conveyed subject to all restrictions, reservations, easements of record, and zoning laws, but free of encumbrance except for taxes for 2007 and subsequent. Seller will furnish guaranty title insurance in the amount of the purchase price. Taxes and rentals will be prorated to date of closing. Tenant’s deposits will be credited to the Buyer at closing. Possession will be at closing subject to the rights of parties in possession. The successful bidders will enter into a contract of purchase at the auction sale. A 10% Buyer Fee will be added to bid price to arrive at the selling price in the sales contract. A copy of the sales contract will be posted on the premises for review before the sale along with the Auctioneer's customary terms of sale. Each sale is subject to the Seller's confirmation, and in some cases may be subject to lien holder's or Court confirmation of the sales contract. The properties are being sold in an "as is" condition and with all faults. Property details herein are as provided to us and represented to us by the Sellers. Any announcements made day of sale will take precedence over prior advertising and printed matter. Financing: Properties sold at this auction are cash sales. The sales contract is NOT contingent upon the buyer being able to obtain financing. If you need financing to purchase real estate, then you should get a pre-approval document from your lender before you go looking for property to buy. Note: pre-qualification is not the same as pre-approval. Talk to a financial institution or mortgage banker and get pre-approved for a mortgage if you want to buy real estate. Inspection: Many of the homes being sold are occupied by tenants. The occupied homes will NOT be open for inspection, but you are welcome to go on the property and inspect the exterior of the dwelling. Don't hesitate to knock on the door and ask the tenants what they can tell you about the house. The vacant homes may be inspected anytime.
